Niche sites are great but in your opinion is it better to go for the more targeted local niche and build up to the bigger keywords or do that in reverse... for example... "make money online" is EXTREMELY competitive...but if you were to do like "Make money online in Chicago" that might be an easier way to get your foot in the door... then again maybe I'm off.
Thoughts?

The technique you've described is also a very good way of obtaining the keywords that your competition is using in your selected niche.

Once a niche has been selected, enter the main keyword(s) into Google Search and make a note of the top 10 websites listed by Google. Then use the Google Keyword tool as described above to identify the keywords being used by each website and list them.

This builds a list of keywords that can be targeted in promotions.

Thanks for the tip, I will have to try that. I already knew about the Google Adword Tool but I always typed in a word instead of using a website.

What I like to do is type in a good word like Free, or How-To, then you get a bunch of domains. Then I like to download that list, because you can do it on the bottom. Then go to Moniker.com and you can copy that list and put the whole list in the domain search and see which ones are available. But thats what I like to do, I'll try your idea too!

I've been having problems with low ppc on my website and now I see what was the problem. I'll use this tool to check better paying niche keywords on my site. I hope I'll find some good keywords that will give me more than just a few cents per click.
